First Impression: This is a very exciting location. There is well divided clean and messy work area. Access is reasonably good from 35 and there is free private parking. The space is on the second floor, and needs some work to be completely ready. We offered to assist with that work as "sweat equity" and that offer appeared to be well received. The big question is how much the rent will be. We should hopefully hear back soon.

UPDATE: 4 Nov 2010-
After an initial walk through to see the space and to meet the landlord & agent some additional conditions were made:

  • Your group would be responsible for paying for the leasehold improvements required to make the space accessible 24/7 for your group with our disrupting the two others that are currently in the building.
  • He would need some assurance the rents could be paid and would not want to proceed on a month to month to month basis. An annual agreement at the minimum would need to be in place.
  • Some assurance or proof of liability coverage and insurance for your group.
  • Rate to be $9.00SF.

Unfortunately the deal breaker is the required annual agreement. DMA only allows a month to month arrangement at this point.

Update 29 Nov 2010-
After informing the agent that we had to have a month-to-month arrangement, he wanted to discuss the terms again with the owner. The agent believes that month-to-month terms could be worked out if we agree to pay for the upgrades to make the space usable. These include an outside staircase, a separate entrance, and some new interior walls. Total estimated cost = $15,000. Monthly rent is $750 + utilities.
